Tenant guide

How things work in our buildings, from moving day to garbage day. If your lease says something different, your lease wins.

Emergency, 24/7

(866) 512-2724

Water leak, no heat, fire alarm. Everything else: maintenance request.

Fire, gas smell or danger to someone: call 911 first.

Maintenance requests

All requests go through our online form, whatever the urgency. It is the fastest way: our maintenance team is notified the moment you submit, and our head of maintenance sorts requests by urgency and assigns them. Add photos from your phone; they help us bring the right tools the first time.

Emergencies go to the 24/7 line, not the form. If someone is in danger, a fire has started or you smell gas, call 911 first.

We replace halogen bulbs for you because they are tricky to install; regular bulbs are yours to change.

Submit a maintenance request

Moving in and out

Moving out: you have until noon on the last day of your lease to clean and leave the apartment. When you are ready, submit a maintenance request to tell us you have left, and leave all your keys, including the mailbox key, in an envelope where your building's instructions say (on the kitchen counter or in the office mailbox). A member of our team will collect them and inspect the apartment.

Moving in: get your keys from your rental agent before moving day. Do not park a moving truck in the building's parking spots; they are rented to other tenants and you risk being towed. Park on the street without blocking traffic.

Many people move on the same day. Keep an eye on your belongings: anything left unattended can disappear, and items left behind by a previous tenant are the new tenant's to keep or throw away.

Cleaning when you leave

In Québec, leaving your apartment clean is part of every residential lease. Tenants moving in should still bring cleaning supplies, just in case. A clean apartment means:

  • Floors swept, then washed with a mop
  • All surfaces wiped with a soapy cloth
  • The kitchen cleaned inside and out, including cabinets, the fridge, the stove and the dishwasher
  • The bathroom cleaned: sinks, toilet, tub or shower, vanity and mirrors
  • No food or belongings left behind
  • Any damage reported with a maintenance request before you leave

If you are not sure whether something needs cleaning, it does.

Utilities and internet

Check your lease. If electricity or gas is in your name, open your account before you arrive so nothing is cut off: Hydro-Québec at 1 888 385-7252 and, if your building uses gas, Énergir at 1 800 563-1516.

When you book an internet installation, tell us with a maintenance request: the date, the time and the provider. You need to be home on the day.

Garbage and recycling

Regular garbage goes in tied black bags, in the containers for your building. Blue bins are for recycling only, with no plastic bags; contaminated bins are not emptied by the city. Flatten boxes and set them beside the blue bins if they are full. Never leave anything on the ground or in the common areas.

Large furniture goes on the street only on your city's bulky-item collection day. Check your borough's calendar (for Brossard, see brossard.ca; in Montréal, see montreal.ca). Repeated problems lead to notices, then fines.

Laundry

Use the shared laundry room unless your apartment has its own washer and dryer connections. Installing your own machine without a proper water supply and drain is not allowed, and any water damage would be the tenant's responsibility.

For a broken washer or dryer, contact the laundry supplier shown in your laundry room.

Parking

Where a building has parking, each space is assigned. Park only in yours: cars in the wrong space can be towed, and Helisis is not responsible for damage or theft. If someone is in your space, send a maintenance request with your apartment, space number and the car's model and plate.

Packages

Do not let couriers leave packages in the lobby; packages left unattended are often stolen, and we cannot review camera footage for missing deliveries. If you cannot be home, have your order sent to a pick-up point.

Smoke detectors and keys

A chirping smoke detector needs a new battery. Keeping it working is the tenant's responsibility under the lease, and the city can fine tenants who don't.

Lost a key? Send a maintenance request and our team will help.

Building rules

  • Common areas: no personal belongings or furniture, at any time.
  • Shopping carts: not allowed on the property.

Leaving before your lease ends

It happens often, and there are options: a lease transfer or a sublet. Write to info@helisis.ca and we'll explain how it works for your apartment.
