Planning to move in or out? Here is what you need to know.

It’s the responsibility of the exiting tenant to adequately clean his apartment when moving out. This is an inherent responsibility for all residential leases in Québec. Failure to comply can result in fines or legal action. Please note, Helisis is not responsible for cleaning an apartment when tenants fail to fulfill their basic lease obligations. We recommend that incoming tenants be prepared with cleaning supplies and ready for any situation.

Adequately cleaning an apartment means:

  • Floors: Sweep and mop all floors.
  • Surfaces: Clean all surfaces with a soapy, wet rag.
  • Kitchen: Clean meticulously inside and outside of cabinets and appliances (including fridge, stove, and dishwasher).
  • Bathroom: Thoroughly clean floors, sinks, toilets, bathtubs, showers, mirrors, and vanities.
  • Personal Items: Remove all food items and personal belongings.
  • Damages: Report any damages by submitting a maintenance request proactively before moving out.

A lot of tenants move on the same day, so it’s crucial that everyone disposes of trash and recycling properly. Flatten boxes and place them by the side of the building or on the street. Large furniture must be placed directly on the side of the street in front of the building.

Watch your belongings carefully; items left unattended may be stolen. If prior tenants leave any items behind, it’s your choice to keep or discard them. For large, unwanted items, please submit a maintenance request via our website. Our team will get in touch with you.

Moving Out Details

You have until noon on the last day of your lease or the first day of the month to effectively clean and vacate your apartment. Once you’re ready to leave, submit a maintenance request via our website to inform us of your departure. Leave all keys (including the mailbox key) in an envelope on the kitchen countertop. A team member will collect them and inspect your apartment.

Moving In Details

You can access the building starting at noon on the first day of your lease. Contact management via email at info@helisis.ca before your move-in date for key retrieval if your apartment doesn’t have a code lock.

On moving day, you may exceptionally park your vehicle in the parking lot behind the building if space allows. These spots are rented to other clients and may be used by our maintenance team. Please leave a note with your contact information on your windshield for emergencies. If the lot is full, you will need to park on the street without obstructing traffic.

Hydro-Québec

You must call Hydro-Québec at 1 888 385-7252 prior to your arrival to register an account for your address to prevent service interruptions.

Internet access

Even if internet is included in your lease, you must schedule an installation appointment with the provider. Notify us via a maintenance request, specifying your installation date and time. If necessary, an employee will communicate with you. You must be present on-site during installation.

Building general information

Maintenance requests:

All maintenance requests must be submitted online through our website; we do not process requests via email or phone. Once a maintenance request is submitted, our maintenance team gets notified in real time, and tasks are prioritized based on urgency.

All of our employees work from 8AM to 4PM Monday through Friday, with no 24-hour service line. This schedule applies to all of our employees including the maintenance team. Communications sent outside of these hours will be addressed during their working hours.

Negligent behavior resulting in maintenance issues will be incur charges at a rate of 50.00$ per hour per employee + GST/QST.

Light bulbs:  We replace halogen bulbs free of charge, but tenants are responsible for regular bulbs.

Smoke detector batteries:  When your smoke detector starts making a chirping sound, you must replace the battery. You are responsible for maintaining a functional smoke detector at all times, as stated in Section B of your lease. The Service de sécurité incendie de Montréal has been known to fine tenants who did not maintain their smoke alarm.

Code lock handle:  If your apartment has a code lock, the batteries need replacement every 2-3 years. When the battery is running low, the lock will flash irregularly when inputting your code. At that point, you have around 2 weeks to replace the batteries before the lock loses power and you get locked out. Please be proactive!

Locked Out:  Submit a Maintenance Request. A 50$ fee will apply if an employee is not present on site or has to travel outside of his working hours to assist you. If this occurs on weekends, you may have to contact a locksmith.

Lost Key:  Submit a Replacement Keys request via our website. Charges apply.

Laundry: Each apartment is equipped with its own washer and dryer. If you only see one appliance, it means that it functions as both a washer and dryer.

Trash bins and recycling: Tenants are responsible for their own garbage and recycling at this location. Previous tenants usually leave their exterior bins on site. If you don’t find any, you will need to purchase your own. You must also bring your bins to the street on collection day and retrieve them after they are emptied. Pets:  Pets are prohibited in our buildings—no exceptions.

Subleasing:  Reach out to us proactively to inquire about the process.

Lease transfers:

A lease is a year-long commitment and cannot be terminated before the agreed end date. If you need to move out early, you must find a qualified replacement, subject to our approval. The new candidate must have a solid, verifiable credit history in Canada, or provide a parent guarantor if their credit is insufficient. Landlord references and criminal history are verified. Be sure to contact us in advance, as this process can take time. Fees apply.
